Can an architect help with a mortgage?

Yes. We connect you with specialists and prepare the project documents. Designing a home and financing it belong in the same conversation.

Yes — with clear roles

An architect can help with a mortgage without making lending decisions. We work with specialists, point you in the right direction and supply the necessary project documents. A financial specialist handles suitable financing and bank requirements; we handle the design and technical information.

We collaborate with BIDLI, an established company that has helped people with housing for more than 20 years. The aim is to spare you the task of connecting design, budget and financing requirements alone.

What a lender may need

For a new build or major renovation, useful information may include design documents, a budget, valuation support and permit details. The precise list is set by the lender for the loan and circumstances. We therefore establish requirements before preparing documents.

A clearly defined construction scope helps the valuer and financial specialist understand the project. A design does not guarantee loan approval: the lender also assesses income, commitments, security and other conditions.

Budget before the final detail

Financing should be part of the initial brief. Beyond construction itself, allow for design, surveys, utility connections, fittings and a contingency. The cost of a building is not the same as the total investment in a home.

With a limited budget, we establish priorities. A smaller area, simpler structure or phased project may help. Changes must make sense both architecturally and in relation to the loan's drawdown conditions.

Start with a shared plan

If you are choosing a site or considering renovation, contact us early. The best time to connect design and financing is before major commitments, not after every decision has been made.

We do not guarantee approval or a universal interest rate. We offer clear preparation, access to specialists and project documentation within the agreed scope. Individual mortgage advice and offers are provided by the relevant financial professional.
